Building Permit Timeline in Florida
Updated June 1, 2026
The honest answer: a residential permit can take anywhere from one to three months, and most of that time is not the county's review — it's plan creation, accuracy, and the back-and-forth that follows a flawed submission. The submission itself is fast; the corrections are slow.
A typical timeline looks like: survey and geo report, drafting and engineering, plans review, energy calcs, recording the Notice of Commencement, and compiling the package — then submission, then department review. Steps that don't depend on each other should run in parallel, but most builders run them in sequence and lose weeks.
We compress the part we control — intake to submission — to about a week through permit management, then track every department with permit tracking until issuance. The biggest time-saver is catching plan errors before submission instead of after. See the most common permit delays and how we avoid them.

“Permit-ready in a week instead of a month. David caught two tabulation errors before submission that would have bounced us. Worth every dollar.”— Custom Home Builder, Anna Maria Island
