For developers & landowners
Turn raw land into approved, financeable value.
The land-side work most architects and drafting companies won’t handle — entitlements, state permits, and development management — backed by development experience at scale.
Before a single home permit can be pulled on raw land, you may need subdivision entitlements, public hearings, commission approvals, and infrastructure layout. We coordinate the whole path through land entitlements — work comparable to a land-use attorney, without the $700/hour rate.
We provide state and environmental permits (FDEP, SWFWMD, DEP) directly, and for owners who want the value uplift without selling, fee-based development management keeps you in ownership while the land’s appraised value climbs.

- How much value can entitlements add to land?
- It can be many multiples. A $459K parcel entitled for 100 homes can appraise at $6–7M, because lenders and appraisers value land on approved entitlements.
- Do I have to sell my land to capture that value?
- No. With fee-based development management you keep ownership and pay a flat fee, percentage, or milestone incentive while we drive the entitlement work.
