“Permit-ready in a week instead of a month. David caught two tabulation errors before submission that would have bounced us. Worth every dollar.”— Custom Home Builder, Anna Maria Island
A complete permit package is a stack of government forms that each have to be filled out, signed, and sometimes notarized. We handle the permit application, subcontractor verification, PP packet, blower-door form, floodplain application, and low/no form — auto-filling from a structured client database so nothing is transcribed twice.
We order energy calcs (same-day invoice, next-day delivery), record the Notice of Commencement at the county and retrieve the instrument number, and prepare an elevation certificate when the property is in or near a flood zone.
Some steps can't be automated and we don't pretend otherwise — notarized documents must be physically signed, and a recorded NOC exists only as a barcode sticker. Those are the human steps we manage so they never become the thing that holds up your permit. This is the documentation backbone of permit management.
One missing signature or an unrecorded NOC and the permit doesn't issue — no matter how perfect the plans are.

Frequently asked questions
- Why can't notarized documents be done digitally?
- Most Florida jurisdictions don't accept electronic notarization for these forms. They must be physically signed — and in some cities, notarized in person.
