A coastal custom home on Anna Maria Island where the City of Holmes Beach LAR cap left almost no margin. Drafting came in close, but 'close' bounces a permit. We verified the tabulations during zoning verification and landed the plans at 2,322.86 sq ft — fourteen hundredths under the 2,323 cap.
Because the parcel is in a flood zone, the package included an elevation certificate and floodplain application and wind-rated NOAs on every exterior material. We ran the full build through permit management and it cleared review without a tabulation rejection.
