Impact fees are driven by a county-specific formula most builders never see until the invoice. On this Sarasota County project we analyzed the formula before design was locked and adjusted layout decisions during zoning verification to legitimately lower the calculated fee — saving the client $3,000.
That savings is simply gone if you find out after the plans are stamped. It only works when someone who knows the impact-fee formula is in the room during design, which is exactly where we sit on every build.
