Plan review
Plan review is the jurisdiction's examination of permit drawings against the Florida Building Code, zoning standards, and local amendments. Multiple reviewers — building, zoning, fire, sometimes flood and utilities — each issue comments, and the permit issues only when every discipline signs off.
In plain English
Reviews run in parallel but fail independently: one discipline's comment restarts the clock. The skill is answering every comment completely in one resubmittal — partial answers buy you another full cycle.
Our approach is to catch the code problems on paper before submission — that's the heart of zoning verification — then manage the comment loop inside permit management. Why reviews stall is covered in common permit delays in Florida.
Why it matters on a Florida build
Builders lose one to three months per permit to preventable review cycles. Intake-to-submission in about a week, with a package built to pass the first read, is how that time comes back.
